Overview

Why annual AC maintenance actually matters in Utah

Skipping annual AC maintenance is a gamble that pays off until the day it doesn't. Every failed-capacitor call we run on a 98° Saturday in July — that capacitor was usually showing weak readings back in April. Every frozen coil on a Monday morning — that coil was half-choked with cottonwood fluff the year before. Annual maintenance catches small issues when a tech can fix them in ten minutes, instead of on an emergency call with after-hours surcharge.

Utah is especially rough on AC systems. Compressors run 10–12 hours straight on peak July days, which is twice the national average cycle time. Cottonwood fluff lands on outdoor coils every June and restricts airflow. Dusty construction pollen from new builds across the valley clogs evaporator coils inside. Hard well water drip-lines leave mineral crust on condensate sensors that trigger false float safety shut-offs. The valley inversion traps heat for 3–5 day stretches, which means your AC doesn't get a cool-down night to recover. All of that adds up to systems that should last 15 years burning out at 10.

What a real tune-up includes (our 21-point)

  • Refrigerant pressure and subcooling check — catches slow leaks before you lose cooling capacity
  • Capacitor microfarad test — a weak cap reads 5–10% off spec months before it dies. We replace those preemptively
  • Contactor inspection — pitted contacts cause hard starts and compressor wear
  • Condenser coil wash — proper coil brush + mild coil cleaner, not a hose blast. Removes cottonwood, pollen, and the grime you can't see
  • Evaporator coil visual + clean if accessible — biggest efficiency killer indoors
  • Blower motor amp draw — rising amps = failing bearings = expensive repair later
  • Condensate drain flush — clear the line, test the float safety, treat with tablets
  • Electrical connection tightening — loose 240V connections cause arcing and board failures
  • Thermostat calibration — replace weak batteries, verify swing and call delay
  • Filter check — measure static pressure, recommend correct MERV for your system
  • Temperature split across coil — should be 18–22°F. Anything outside that, we investigate
  • Outdoor disconnect check — corroded disconnects are a surprise hazard

When to schedule

Best window is April through mid-May — before temps hit the 90s, before the crew calendar fills up with emergency repairs, and before cottonwood starts dropping. Second-best is October for heating, where we roll the AC check into the furnace tune-up. If your system is over 10 years old or has had any repairs in the last two summers, don't skip the spring check.

What Valley does differently

We don't do the fake tune-up. Most "$29 AC check" deals are a 12-minute glance-and-go to set up an upsell. Our 21-point takes 45–75 minutes, and the tech leaves a printed report with exact measurements — refrigerant pressures, subcooling, superheat, capacitor microfarads, amp draws, static pressure, temperature split. That report becomes a baseline; next year you can see exactly what drifted.

Quality Service Club HVAC members get the tune-up included with membership — $199/year per unit covers the annual visit, 15% off any repairs, priority dispatch on busy days, and a 1-year parts/labor warranty on repair work. For most homeowners that's break-even at 2 small repairs a year, and a huge discount if anything bigger happens.

What maintenance doesn't do

It doesn't make a 15-year-old R-22 unit young again. If your compressor is on its last legs, a tune-up won't save it. What it will do is give you honest warning — "this unit is showing 8+ signs of end-of-life, plan replacement this fall" beats "your AC died on July 4th and we're booked two weeks out." We tell you the honest state of the system every visit.

Warning signs

Signs Your AC Is Overdue for Maintenance

Most of these are symptoms a tune-up would have caught months earlier. If you're seeing more than one, schedule before summer.

  • It's been more than 18 months since the last professional service

  • Summer power bills keep creeping up year over year

  • House takes longer to cool than it used to

  • Airflow at the vents feels weaker than last year

  • You hear clicking or brief buzzing at start-up

  • Outdoor coils look dirty, bent, or choked with cottonwood

  • Air filter hasn't been changed in 6+ months

  • System is 5+ years old and has never had a professional tune-up

  • New construction in the neighborhood — lots of extra dust

  • Manufacturer warranty requires annual service to stay valid

The Process

What Happens During a Valley AC Tune-Up

Valley Plumbing technician measuring refrigerant pressures on an AC system during a maintenance visit

On the truck

Cable machine, jetter, and pipe camera — every call.

  1. Outdoor unit inspection and wash

Tech pulls the disconnect, removes the top grill, inspects the fan motor and contactor, then washes the condenser coil with proper coil cleaner and a gentle rinse. Cottonwood and pollen come out, airflow restores.

  2. Electrical + capacitor test

Microfarad test on run and start capacitors. Tightens all 240V and low-voltage connections. Verifies contactor, checks amp draw against nameplate.

  3. Refrigerant + airflow measurements

Connects manifold gauges, measures suction and liquid pressures, calculates subcooling and superheat. Measures temperature split across the coil and static pressure across the filter. Numbers get recorded.

  4. Indoor coil, blower, and drain

Visual inspection of evaporator coil (blown through with cleaner if accessible), blower motor amp draw, condensate line flush and float safety test, filter recommendation.

  5. Report and honest next-steps

Printed 21-point report with all measurements. If the system's healthy, we say so. If something's marginal, we quote a repair before it becomes a breakdown. No upsell theater.
