Water Softener

WATER SOFTENER INSTALL — LEHI'S #1 PLUMBING JOB

If you're rinsing hand soap and it's not coming off the dish, that's the water. Lehi pulls from the limestone aquifer at the high end of Utah's hardness range. We install more softeners in Lehi than any other city we serve.

Overview

Why Lehi specifically needs a softener — not just Utah broadly

Lehi water is hard even by Utah standards. The municipal supply pulls from the Jordan Valley aquifer through limestone bedrock, and our tech-truck water tests in Traverse Mountain, Holbrook Farms, and Skye Estates regularly come back at 18 to 25 grains per gallon — the upper end of "very hard." Anything over 15 starts actively destroying every appliance that touches water. In Lehi, that's basically every one of them.

The reason this matters more in Lehi than in West Jordan or Sandy is the housing stock. Most Lehi homes were built after 2010. Builders ran PEX through the framing, installed builder-grade Moen and Delta valves, and skipped the softener loop unless the buyer paid extra. Year 4 to 6 is when those builder-grade cartridges start failing, the water heater starts rumbling with calcium sediment, and the dishwasher starts leaving a permanent haze on every glass. We're now seeing the first wave of Traverse Mountain homes hit that wall, and the calls are constant.

What soft water actually changes in a Lehi home

  1. Builder-grade water heater life — your tank rated for 12 years gets to 6-8 in Lehi water. Softener doubles it back to 12-15
  2. Tankless heat exchanger life — if you have a tankless (common in larger Lehi homes), unsoftened water kills the heat exchanger in 6-8 years. Softened: 15-20
  3. Builder-grade Moen/Delta cartridges — fail in year 4 to 6 unsoftened. With soft water you'll get the manufacturer's claimed lifetime
  4. Dishwashers and washing machines — less sediment buildup, fewer element failures
  5. Soap and detergent usage — typical Lehi household cuts soap usage 30-50% after softener install
  6. Skin and hair — soft water rinses cleanly. Most people notice the difference within a week
  7. Spotless glassware — no more "spot-free rinse" cycles with extra chemicals

Three softener types we install in Lehi

Salt-based ion exchange — the gold standard, 95% of Lehi installs we do. Best overall performance, 10-15 year lifespan, salt refills every 4-8 weeks. $1,850-$3,850 installed.

Dual-tank salt-based — two resin tanks alternate so you have soft water during regeneration. We install these regularly in 5,000+ sqft Traverse Mountain homes with multi-bath demand. $3,250-$5,850 installed.

Salt-free conditioners (TAC) — template-assisted crystallization. Doesn't actually soften but prevents scale. Right for Lehi customers in Old Lehi septic-system homes or anyone who doesn't want salt refills. Less effective on 20+ grain water than salt-based — we tell you straight. $2,250-$4,250 installed.

Smart-home integration

Several of our Lehi techs run Home Assistant. If you want your softener tied into your dashboard — salt level monitoring, regeneration alerts, water-usage tracking — we'll add a Shelly leak sensor on the brine line and ship you a working YAML config. Same goes for Hubitat and SmartThings. We pair softeners with Flo by Moen or Phyn smart shutoffs for the full leak-protection stack.

Lehi-specific install considerations

Most Lehi installs go in the garage where the main supply enters from the street side. New-construction Traverse Mountain and Holbrook Farms homes typically have a softener loop pre-stubbed but no softener installed — the previous owner's "save money on the upgrade" decision is your install opportunity. Older Old Lehi homes need a fresh tap into the supply line, which adds 30-60 minutes of plumbing work.

Members of the Quality Service Club get annual softener flush and inspection plus 15% off repairs. On a system that costs $2,500 to $4,000 to install, the annual service keeps it at peak for the full 15-year lifespan.

Warning signs

Signs Your Lehi Home Needs a Softener (Almost All of Them)

If you're in Lehi and you don't have a softener, you have at least three of these. Probably more.

  • White spots on dishes and shower glass even right after cleaning

  • Soap doesn't lather — feels like the bar is sliding without doing anything

  • Stiff, scratchy laundry even with softener sheets

  • Water heater making popping or rumbling sounds (calcium sediment)

  • Builder-grade Moen or Delta cartridge failed at year 4-6

  • Dry, itchy skin after Lehi showers and flaky scalp

  • White crust building up on every faucet spout, shower head, and drain

  • Dishwasher leaving cloudy haze on glassware that won't wipe off

  • Replaced shower cartridge and it's already calcium-clogged again

  • You're in Traverse Mountain, Holbrook Farms, Skye Estates, Spring Creek, or Cold Springs Ranch — the answer is almost certainly yes

End Lehi's hard water

Builder-grade fixtures fail in year 4. A softener is why yours won't.

Lehi water tests 18-25 grains. A softener doubles water heater life, makes builder-grade Moen cartridges last their full warranty, and cuts soap usage in half.

The Process

How a Lehi Softener Install Runs

Valley Plumbing technician plumbing a water softener into a Lehi garage during install

On the truck

Cable machine, jetter, and pipe camera — every call.

  1. Free water test

Tech tests actual water hardness at your kitchen tap. Lehi tests almost universally come back 18-25 grains. We size the softener by grain capacity — a family of 4 in 22-grain water typically needs a 48,000-64,000 grain unit.

  2. System selection

Salt-based, dual-tank, or salt-free recommendation based on household size, septic vs municipal, water usage, and whether you want zero-maintenance. Usually 2-3 options at different price points. You choose.

  3. Install day

Softener tanks installed in the garage where the main enters, plumbed into the supply line with isolation and bypass valves, sediment pre-filter installed, drain connection run to the floor drain or laundry standpipe, 120V power wiring. 3-5 hours for most Lehi homes. New-construction Traverse Mountain homes with pre-stubbed loops are usually faster.

  4. Initial regeneration and test

First regeneration runs after install. Hardness retested at the kitchen tap to confirm you've gone from 22 grains to under 1. We walk you through salt refills, settings, and the LCD display. If you want smart-home integration, we add the sensors and hand off the YAML config.

  5. Warranty and annual service

10-year resin tank warranty, 3-5 year control valve warranty. Quality Service Club members get annual softener inspection and resin flush included — keeps the system at peak for the full 15-year lifespan.

Three approaches. For Lehi's 18-25 grain water, salt-based is almost always the right call. Salt-free can't keep up at this hardness.

FAQ

Water Softener FAQs in Lehi

Standard salt-based for a 2-4 person home is $1,850-$3,250 all-in. Lehi homes typically need the high-capacity unit ($2,850-$3,850, 64K-80K grain) to handle the hardness. Dual-tank for uninterrupted soft water in larger Traverse Mountain homes is $3,250-$5,850. New-construction homes with a pre-stubbed builder loop in Holbrook Farms or Skye Estates are usually at the low end of the range — the prep work's already done.
